LEASING

We handle the entire leasing process from start to finish. Property advertising includes both still photos and a 360 tour posted on our website and across the internet. We also utilize social media and traditional “FOR RENT” signs, as well as our resident referral program to reach the most qualified residents possible.

APPLICATIONS & SCREENING

Prospective residents apply online directly through our website. We are licensed to run credit, criminal, and background checks in house to reduce processing time of applications and make informed decisions on applicants.

MAINTENANCE

We use electronic work-orders and communication with vendors so we can quickly resolve issues. We also include quarterly inspections as part of our management services to ensure your property is being taken care of and be proactive about maintenance items. Copies of all work orders and other relevant information are available in your Owner Portal.

RETENTION & MOVE OUTS

We utilize our market knowledge and local comparisons to determine competitive rent increases when it is time to offer a renewal. If a resident does move out, we handle the inspection, key transfer, deposit refund (if applicable), and acquire multiple estimates for any repairs necessary to fill the vacancy quickly.

RESIDENT RELATIONS

Even as the world has changed so quickly with the events of 2020, we pride ourselves on being a hi-tech company while remaining "high-touch". While covering such a large geographical area, we have team members located across different markets to handle inspections, move ins, move outs, and all other aspects of the in-person relationship with our residents. We also have the ability to communicate through our residents’ preferred method, whether it is picking up the phone and calling, texting, or via email. Residents are required to submit maintenance requests online through Property Meld, so we can maintain a record of repair history. Rent payment and leasing documents are also available 24/7 through the Resident Portal.

FINANCIAL REPORTING

We take care of all your accounting needs including rent collection and direct deposits. Our owners receive monthly statements that include income, expenses, and year to date totals. Reporting is totally customizable to your needs and the easy-to-read statements can be accessed 24/7 through your Owner Portal.
